DAYTON - A 750-unit subdivision east of Dayton was rejected by Lyon County planning commisioners.
Rolling "A" Ranch owners were seeking a special use permit to build 750 homes on 8,000-square-foot lots on the site, south of Highway 50 along River Road and Cardelli Road, west of Fort Churchill Road.
The planning board determined that the current zoning on the 900-acre ranch allows for 12,000-square-foot or larger lots, which board members said was more appropriate.
The higher density was requested in exchange for the Rolling "A" providing a "green belt" along the Carson River to the south of the residential area.
Several residents have expressed concern about the high density properties.
Additionally, there was some concern about the potential for increased traffic along the western portion of River Road and lack of proper access to the subdivision.
A petition of protest with more than 50 signatures was also presented to the commission Wednesday night.
The Rolling "A" must still present its applications to the Lyon County Commissioners for a final decision.
County commissioners may agree with or overturn the planning board's decision. If the applicants make significant changes to the plans which were turned into the board, they must return to the planning commission.
