YERINGTON -- Revised land-use guidelines for the Dayton, Mound House and Silver City area appear to be ready for final approval.
And a number of developers are waiting at the gate.
More than two years in the making, the West Central Lyon County Land Use Master Plan is scheduled to be presented to Lyon County commissioners on Thursday. It was originally projected to be completed by April 2001.
Adhering to the wishes of area residents, the planning board and county commissioners placed a number of imminent developer initiated zone-change requests on hold until final agreement is reached on the master plan revisions.
Following their approval of the plan, commissioners will reconsider several postponed requests from Sutro Tunnel Co. to change 65 acres of land east of Dayton from RR-2, one residence per two acres, to E-1, one residence per 12,000 square feet.
The plan is intended as a guide for future land development along the Highway 50 corridor from the Carson City/Lyon County line to the Mark Twain area. If developed according to the proposed map, a Dayton population of approximately 30,000 to 35,000 is expected by 2020.
A 13-member Master Plan Advisory Committee, comprising Dayton, Mound House and Silver City residents and representatives of area developers was formed in January 2000 to oversee planning consultant Greg Evangelatos' efforts at reviewing and updating the county's 1990 master plan.
Because of resident concerns, additional meetings and public hearings resulted in several map revisions being made over and above the original agreement, raising the cost of the project to $64,540, $37,540 over Evangelatos' original $27,000 contract.
