Parcel in northern Douglas County gets looks but no offers yet

Buyers are showing strong interest in a 46-acre parcel in the Indian Hills area in northern Douglas County but offers have yet to surface, a real-estate broker said Wednesday.

The land owned by Las Vegas Paving Corp. is expected to be the next major land sale in the area just south of the recently auctioned public land managed by the Bureau of Land Management.

Carson auto dealers Michael Hohl and Dick Cryer purchased the 144-acre BLM land last month for $14.6 million and are awaiting a federal lawsuit decision, expected in October, to finalize the transaction. The suit was filed by Carson City against the sale in July.

Kris Holt, a senior adviser at Grubb & Ellis Nevada Commercial Group in Carson City, said the smaller parcel next to Silver City RV Park and south of the BLM land has had two significant inquiries during the past few weeks for projects but he wouldn't specify them. The asking price is $8.5 million, or $4.50 per square foot.

Buyers, many from the Lake Tahoe area, have inquired about developing hotels, a recreational vehicle dealership or park, casino-hotel and specialty convenient shops. The land is permitted for 100 sewer hook-ups.

"The infrastructure is there and it's a great location," Holt said. "There's a lot of interest. A lot of guys are looking at the whole piece."
