NOTICE OF HEARING RE: PETITION FOR PUBLIC SALE OF REAL PROPERTY 

NOTICE IS HEREBY GIVEN that LARRY A. THOMAS, Executor of the Estate of FAYE E. HARGIS, aka EULA FAYE THOMAS, will sell by public auction pursuant to NRS Chapter 148 to the highest bidder upon the terms and conditions stated below and subject to confirmation by the above-entitled Court, all the right, title and interest of the Estate in and to the real property located at and commonly known as 1341 Mountain Ash, Gardnerville Nevada, bearing Douglas County, Nevada APN 1220-03-210-059. 

The sale will occur at the hearing for the same fixed by said Court for the 17th day of May, 2021, at 1:30 p.m. of said day, in Department II, at the Courthouse located at 1038 Buckeye Road, Minden, Douglas County, Nevada, and within such time period as otherwise allowed by law. 

Bids or offers are invited for the property and must be in writing and presented to the Court at the call of the matter for the hearing on the date and time stated herein. You must attend the hearing if you desire to bid on or purchase the described real property. The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record with any liens or encumbrances of record to be satisfied from the purchase price. The property is to be sold on an “as - is” basis, except for title. The property will be sold for cash. Property taxes shall be prorated as of the date of close of escrow. The Seller shall pay for the owner’s policy of title insurance and Buyer shall pay for the lender’s policy of title insurance. A real estate commission is payable in this transaction. Seller agrees to repair carpet and interior paint. The costs of escrow fees and transfer taxes will be split equally by the parties.
