A manufactured housing project proposed for the Muller Parkway roundabout goes before the Gardnerville Town Board on Tuesday.
Stone Ridge Villas is seeking a special use permit and design review for the 158-space manufactured home park south of the Gardnerville Walmart.
The 29-acre location is on the former Peri Ranch property, and is zoned and master planned for multi-family residential. The property also has manufactured housing overlay that was approved in August 2019.
County code requires the overlay for a special use permit to be approved.
The application is the last step in the process before owners submit site improvement plans.
The proposal calls for single-family 55-plus residential community. The project is located next door to the Gardnerville Water Co. and will purchase water rights.
The project will create 841 average daily trips. The project has will-serve letters from utilities and the Minden-Gardnerville Sanitation District.
Proponents say the project is neither an affordable nor a low-income development.
“The proposed special use permit is a requirement of development code, but the use of manufactured housing is not only consistent with the master plan and the zoning, but was tacitly approved as part of the review and public hearing process for the existing manufactured home overlay.”
Gardnerville is being asked for recommendations of the permit and design review. The permit will go to the planning commission.
The parcel is not actually in the town boundaries, according to Town Manager Erik Nilssen, but will have to be annexed into the town.
Lots will be available for the mid $200,000s on a 99-year lease.
Nilssen said that an additional two lanes of Muller Parkway as well as curb gutter and sidewalk are required from the roundabout to the Virginia Canal under a development agreement approved for the property.
The town board meets 4:30 p.m. Tuesday at the CVIC Hall in Minden.
