PLEASE TAKE NOTICE that a private sale of real property and the hearing before the Court to confirm the private sale of the Decedent’s property located in Douglas County, Nevada will take place on the 11th day of May, 2021, at the hour of 1:30 p.m. at the Judicial and Law Enforcement Center located at 1038 Buckeye Road, Minden, Nevada 89423, in Department I thereof. The Decedent’s property is described as, 1363 Saratoga Street, Minden, Nevada 89423; Douglas County Assessor’s Parcel No: 1420- 28-810-008. 

The Administrator will sell all rights, title and interest of STEVEN CLINTON MYERS, that the estate has acquired by operation of law or otherwise. At the sale the person presenting the highest offer to purchase the property will be selected, and after selection submitted to the Court for confirmation or approval of sale. 

All purchasers are notified that the Court must confirm the sale after being satisfied that it does not appear that a sum exceeding the bid by at least Five Thousand Dollars ($5,000.00) may be obtained. The Court will conduct a hearing at or immediately after the sale to confirm the highest bid offered. See NRS 148.220. 

The sale will be made on the following terms: 

Purchase price: $520,000.00 

Escrow Costs: 100% Buyer 

Transfer Tax: 100% Buyer 

Balance of Cash Down: $275,000.00 

Title Insurance: 

Owner’s Policy paid by 100% Buyer 

Lender’s Policy paid by 100% Buyer 

Offer is an “as is, court approved sale”; no warranties or guaranties. 

Buyers to pay for all inspections desired. 

Escrow to close on or before 21 days after Court approval. 

Bids or offers are invited for said property to and including 1:30 p.m. on 11 May 2021. 

The Administrator of the Estate reserves the right to accept or reject any and all bids. 

Offer is an “as is, court approved sale”; 

no warranties or guaranties. 

Buyers to pay for all inspections desired.
