Martin Alen: Notice is hereby given that a private sale of real property and
the hearing before the Court to confirm the private sale of the Decedent’s
property located in Douglas County, Nevada will take place on the 8thday
of May, 2023, at the hour of 1:30 o’clock p.m., at the Judicial and Law
Enforcement Center located at 1038 Buckeye Road, Minden, Nevada
89423, in Department II. The property is described as 1351 Chichester
Drive, Gardnerville, Nevada; Douglas County Assessor’s Parcel No:
1320-33-816-070. The Personal Representative will sell all rights, title, and
interest of DAVID MARTIN ALLEN, Deceased, that the estate has acquired
by operation of law or otherwise. At the sale the person presenting the
highest offer to purchase the property will be selected, and after selection
submitted to the Court for confirmation or approval of sale. All purchasers
are notified that the Court must confirm the sale after being satisfied that it
does not appear that a sum exceeding the bid by at least $5,000.00 may
be obtained. The Court will conduct a hearing at or immediately after the
sale to confirm the highest bid offered. See NRS 148.220.
The sale will be made on the following terms:
Purchase price: $630,000.00
Deposit: $ 15,000.00
Escrow Costs: 50% Seller/50% Buyer
Transfer Tax: 50% Seller/50% Buyer
Appraisal Fee: Paid by Buyer
Balance of Cash Down: $615,000.00
Title Insurance: Owner’s Policy paid by Seller
Offer is a “court approved sale”; no warranties or guaranties.
Buyers to pay for all inspections desired.
Escrow no.: 02300902RLT to close within 10 days of court approval.
Bids or offers are invited for said property to and including 1:30 p.m. on 8
May 2023. The Personal Representative of the Estate reserves the right to
accept or reject any and all bids.
