A meeting of the Douglas County Planning Commission will be held on November 14, 2023, at 1:00 pm, in the Douglas County Commissioner Meeting Room at the Historic Courthouse, 1616 Eighth Street, Minden. The Planning Commission reserves the right to: take items in a different order; combine two or more agenda items for consideration; remove items from the agenda; and/or delay discussions relating to an item on the agenda at any time.

For possible action. Discussion on Development Applications DP 23-0161, a request for Special Use Permit to expand an existing Day Care Center and DP 23-0162, a request for a Major Variance to reduce the required number of parking spaces from 23 to 18, and DP 23-0160, a request for a Major Design Review to construct a 2,560 square foot building located at 927 Mitch Drive in the SFR ½ zoning district in the Gardnerville Ranchos Community Plan (APN: 1220-15-210-044). The applicant/owner is Timberhouse, LLC, dba Under the Magic Pine Tree, Christine and Michael McNally.

For possible action. Discussion on the following requests: (1) Planned Development (PD)/Tentative Subdivision Map (TSM) Application DP23- 0090, requesting to (a) establish a PD Overlay Zone for a 33.20-acre residential subdivision site allowing for the reduction in lot size, width, and setbacks, and (b) subdivide 33.20 acres into 85 single family residential lots, the smallest being 8,000 square feet with 7.86 acres of open space; and (2) Zoning Map Amendment (ZMA) Application DP23-0091, requesting to change the zoning designation from FR-19 to SFR 12,000. The subject property is located at the northeast corner of Main River and Dresslerville Roads in the FR-19 zoning district in the Gardnerville Ranchos Community Plan and is designated as receiving area. The applicant is Ranchos, LLC (Keith Serpa and Sam Landis) and the applicant’s representative is Karen Downs, Manhard Consulting. (APN:1220-15-701-001)
