SALE OF REAL PROPERTY
PLEASE TAKE NOTE that CYNTHIA
CARR, the Administrator and Court Appointed
Administrator of the Estate of James Walter
Adams II, filed in the above- entitled Court
to confirm the Sale of the Decedent’s Real
Property located in Douglas County, Nevada.
A Hearing on these Matters has been set for
the 9th day of September, 2024, at 1:30 p.m.
at the Courthouse of the above-entitled Court.

The Decedent’s property is described as
2548 Fremont St. Minden, NV 89423: Douglas
County Nevada. Assessor’s Parcel Number
1320-02-001-037. The Administrator will sell
the Rights, Title and Interest of James Walter
Adams II, Decedent, that the Estate has
acquired by operation of the law or otherwise.
At the sale the Person presenting the highest
offer to purchase the property will be selected,
and after the selection submitted to the Court
for confirmation or approval of sale. All purchasers
are notified that the Court must confirm
the sale after being satisfied that it does
not appear that a sum exceeding the bid by at
least (5,000.00) may be obtained. The Court
will conduct a Hearing at or immediately after
the sale to confirm the highest bid offered.
See NRS 148.220. The sale will be made on
the following terms:
Purchase Price: $556,500.00
Deposit: $1,000.00
Escrow: 50% Seller / 50% Buyer
Transfer Cost: 50% / 50% Buyer
Balance Cash Down: $0.00
Title Insurance: Owner’s Policy paid by seller/
Lender’s Policy paid by buyer Lender’s Policy:

Seller to credit the buyer $13,000.00 at the
end of sale.
Appraisal completed by Professional Comparative
Market Analysis. Offer is an AS IS, Court
Approved Sale, no warranties or guaranties.
Buyer to pay for home inspection or any other
inspection desired. Seller to pay for Pest
Inspection. Escrow to close on September 23,
2024, or within 14 days of Court Confirmed
Order. Bids or offers are invited for said property
up and including 1:30 p.m. on the 9th day
of September 2024.The Administrator of the
Estate reserves the right to accept or reject
any and all bids.
