Public Hearing 

A meeting of the Douglas County Planning Commission will be held on August 13, 2024, at 1:00 pm, in the Douglas County Commissioner Meeting Room at the Historic Courthouse, 1616 Eighth Street, Minden. The Planning Commission reserves the right to: take items in a different order; combine two or more agenda items for consideration; remove items from the agenda; and/or delay discussions relating to an item on the agenda at any time.

For possible action. Discussion on a Major Variance application DP 24-0115, a request to reduce the front setback from 20 foot from edge of pavement to 12 feet 8 inches from edge of pavement and a reduction in the required 20-foot driveway to a 14-foot driveway for an addition to an existing single-family home located at 638 Freel Drive in the R-067 (Residential-067 Planning Area Statement) district in the Tahoe Region. The applicant is Alan Canas, Canas Family Trust and the applicant’s representative is Carolyn Dias. APN: 1318-09-810-065.

For possible action. Discussion on Zoning Text Amendment (ZTA) Application DP24-0162, amending Chapter 20.703 of the Douglas County Code, relative to Tahoe Area Plan Regulations. These changes arise out various proposed amendments to the South Shore Area Plan (SSAP), including: a) expanding Kingsbury Town Center boundary to include the entirety of Kingsbury Manor Mobile Home Park; b) incorporating signage regulations for the SSAP; c) creating a new healthcare sub district and increasing the maximum allowable building height for hospital uses, as well as providing exception to groundwater interception in the proposed healthcare sub district; and d) incorporating an Energy Conservation Strategy. The SSAP area covers properties generally along US 50 from the California-Nevada Stateline to the lower Kingsbury area. The applicant is Douglas County.
