A meeting of the Douglas County Planning Commission will be held on March 12, 2024, at 1:00 pm, in the Douglas County Commissioner Meeting Room at the Historic Courthouse, 1616 Eighth Street, Minden. The Planning Commission reserves the right to: take items in a different order; combine two or more agenda items for consideration; remove items from the agenda; and/or delay discussions relating to an item on the agenda at any time.

For possible action. Discussion on Land Division Application DP24-0010, a request for a Tentative Subdivision Map to create 119 parcels the smallest being 6,001 square feet and the largest being 14,371 square feet in size, in the SFR-8000 (Single-Family Residential, 8,000 square foot minimum net parcel size)/ PD (Planned Development) zoning district in the Indian Hills/Jacks Valley Community Plan. The parcel is located north of North Sunridge Drive and east of Highway 395. The applicant’s representative is Karen Downs, Manhard Consulting, LTD. and the owner is Carson Auto Mall, LLC, Michael Hohl. APN: 1420-05-401-011.

For possible action. Discussion on a Special Use Permit application DP23- 0245, a request to determine and approve the total number of parking and loading spaces for the proposed 49,866 square foot county facility and courthouse, to be located at 1280 Buckeye Road, Minden, within the A-19 zoning district in the Town of Minden. The owner is Douglas County and the Applicant’s representative is Rob Anderson, R.O. Anderson Engineering, Inc. (APN 1320-28-000-045). 

For possible action. Discussion on a Zoning Map Amendment (ZMA) Application DP 24-0004, requesting to change the zoning designation of 1280 Buckeye Road, Minden, from A-19 to PF. The subject property is located in the A-19 zoning district in the Minden Community Plan and the Buckeye Farm Specific Plan and is designated as receiving area. The applicant is Douglas County (Scott McCullough, Project Manager) and the applicant’s representative is Robert O. Anderson of R.O. Anderson Engineering, Inc. (APN: 1320-28-000-045)

For possible action. Discussion on the following requests: (1) Planned Development (PD) Application DP23-0248 and three Tentative Subdivision Map (TSM) Applications DP24-0014, DP23-0250 and DP23-0251 requesting to: (a) re-establish a PD Overlay Zone for a 196.86-acre residential subdivision site allowing for the reduction in lot size, width, and setbacks; (b) subdivide 132.75 acres into 470 single family residential lots, the smallest being 5,000 square feet with associated common area; (c) subdivide 17.36 acres into 116 single family detached units with associated common area; and (d) subdivide 8.25 acres into 56 single family detached units with associated common area; and (2) Zoning Map Amendment (ZMA) Application DP23-0249, requesting to change the zoning designation (reference Ordinance 2006-1179) from Public Facilities (PF), Single Family Residential-8,000 (SFR-8000), Agricutural-19 (A-19) and Service Industrial (SI), each within a PD overlay, to PF, SFR-8,000, Multi-Family Residential (MFR) and Neighborhood Commercial (NC), each within a PD overlay. The subject property is located south of Toler Lane and east of Muller Parkway, within the Virginia Ranch Specific Plan in the Gardnerville Community Plan. The applicant is Stan Lucas and the applicant’s representative is Chris Baker, Manhard Consulting. (APNs: 1220-03-000-034, 1220-03-000-043)
