NOTICE IS HEREBY GIVEN, that in pursuance to an order of the Board of County Commissioners of Douglas County, Nevada, made on January 18, 2024, the undersigned, Treasurer of Douglas County, Nevada will sell the property described below at an online auction held at www.Bid4Assets.com to the highest bidder for cash, legal money of the United States of America, with bidding starting on Monday, April 22, 2024 starting at the hour of 10:00 A.M., Pacific Standard Time (PST) and ending on Wednesday, April 24, 2024 at the hour of 10:00 A.M. PST, in accordance with the provisions of NRS 361.595, all of the right, title and interest of Douglas County, Nevada in and to all of that certain lot, piece or parcel of land lying and being in the County of Douglas, State of Nevada, and particularly described as follows to Wit:

Legal Description: All that portion of the Mammoth Lode or Ledge, known as the DANITE LODE MINING CLAIM, being a Mineral Certificate No. 52 and designated by the Surveyor General as Lot No. 37; embracing a portion of Section 10 in Township 11 North, Range 21 East, M.D.B. & M., lying within the Eagle Mining District in the County of Douglas, State of Nevada and more particularly described in Patent No. 14082, recorded in book 2 of Patents at Page 16, records of Douglas County, Nevada.

Parcel 1, all that certain lot, piece, parcel or portion of land situate, lying and being within the West ½ of Section 14, Township 12 North, range 19 East, M.D.M., Douglas County, Nevada and more particularly described as follows: 

All that portion of Parcels 1,2, and 3 as shown on the parcel map LODATO parcels filed for record in book 687, page 3496, as document no. 157268, of official records of Douglas County, Nevada described as follows:

The basis of bearing of this description is the Southeasterly line of Parcel 3, which bears North 70°37’51” East as shown on the Parcel map LODATO parcels filed for record in book 687, page 3496, as document no 157268, of Official records of Douglas County, Nevada.

Parcel 1: Lot 263 of CLEAR CREEK TAHOE-PHASE 1A & 1B, according to the map thereof, filed in the office of the County Recorder of Douglas County, state of Nevada, on November 18, 2016, as File No. 2016-890939, Official Records, as amended by Certificate of Amendment recorded January 23, 2017, as File No. 2017-893667, and amended by Certificate of Amendment recorded June 13, 2018, as File No. 2018-915417, and amended by Certificate of Amendments recorded June 13, 2018, as File No. 2018-915418. 

Parcel 2: Easements granted in that certain Master Declaration of Covenants, Conditions, and Restrictions and Reservation of Easements for Clear Creek Tahoe, recorded September 27, 2016 as Document No. 2016-888265, Official Records. No bid less than the amount of delinquent taxes, delinquent assessments, interest, penalties and costs will be accepted. Property sold at the auction may still be subject to remaining principal and accruing interest due on assessments. (PST), April 24, 2024. Douglas County does not offer any type of financing on said parcels. All sales are final. Buyer is responsible for the real property transfer fees and recording fees.
