Public Hearing 

A meeting of the Douglas County Planning Commission will be held on December 10, 2024, at 1:00 pm, in the Douglas County Commissioner Meeting Room at the Historic Courthouse, 1616 Eighth Street, Minden. The Planning Commission reserves the right to: take items in a different order; combine two or more agenda items for consideration; remove items from the agenda; and/or delay discussions relating to an item on the agenda at any time.

For possible action. Discussion to approve Master Plan Amendment application DP 24-0135, requesting to amend the Douglas County Master Plan Land Use Map for a 5-acre portion of a 24-acre parcel, changing the future land use designation from Agricultural to Commercial; and Zoning Map Amendment application DP 24-0136, requesting to amend the Zoning Map for the same 5-acre portion of the 24-acre parcel, changing the zoning district from A-19 (Agriculture – 19 acre minimum parcel size) to GC (General commercial). The parcel is located north and northeast of the Zerolene Road and US Highway 395 intersection, behind the businesses fronting Highway 395. The parcel is within the Minden Community Plan. The property owner is Dorian Faught, Faught 2009 Revocable Trust. (APN 1320-32-501-001). (Case Planner: Lucille Rao) 

For possible action. Discussion on Ordinance 2024-1645, a Zoning Text Amendment (ref. DP 24-0224), amending various chapters of Title 20 of the Douglas County Code in order to implement the requirements of NRS 278.253, by: (a) designating zoning districts in which a tiny house may be located and classified as an accessory dwelling unit; and (b) designating zoning districts in which a tiny house is allowed to be located and classified as a single-family residential unit. For possible action. Discussion on Ordinance 2024-1642, a Zoning Text Amendment (ref. DP 24-0162), amending Chapter 20.703 of the Douglas County Code relative to Tahoe Area Plan Regulations, to implement proposed changes to the South Shore Area Plan (SSAP), by revising signage regulations within the T-MU/TC and T-T/HDT Overlay zoning districts and updating references to the TRPA Code of Ordinances. The SSAP covers properties generally along US 50 from the California- Nevada Stateline to the lower Kingsbury area and are zoned as Tourist, Recreation, Resort Recreation, and Mixed Use. For possible action. Discussion on Ordinance 2024-1643, a Zoning Map Amendment (ref. DP 24-0180), changing the zoning for a certain property (APN: 1318-23-401-019) within the South Shore Area Plan (SSAP) by classifying the entirety of the parcel at 201 Manor Drive, comprising approximately 4.54 acres, as T-MU (Tahoe Mixed-Use) with a TC (Town Center) overlay. The SSAP covers properties generally along US 50 from the California- Nevada Stateline to the lower Kingsbury area and are zoned as Tourist, Recreation, Resort Recreation, and Mixed Use.
