Case No.: 2024-PB-00030; Dept. II; In the Matter of the Guardianship of the Person and Estate of Leo Joseph Schools, An Adult Protected Person; Notice is Hereby given that a private sale of real property and the hearing before the Court to confirm the private sale of the Protected Person’s property located in Douglas County, Nevada will take place on the 9th day of December, 2024 at the hour of 1:30 p.m. at the Ninth Judicial District Court located at 1038 Buckeye Road, Minden, Nevada 89423, in Department II. The property is described as 281 Quaking Aspen Ln #5A, Tahoe Village #3 2nd AMD, Stateline, Nevada, Douglas County Assessor’s Parcel No.: 1319-30-532-014. The Public Guardian will sell all rights, title and interest of Leo Joseph Schools, an Adult Protected Person, that the estate has acquired by operation of law or otherwise. At the sale the person presenting the highest offer to purchase the property will be selected, and after selection submitted to the Court for confirmation or approval of sale. 

All purchasers are notified that the Court must confirm the sale after being satisfied that it does not appear that a sum exceeding the bid by at least $5,000.00 may be obtained. The Court will conduct a hearing at or immediately after the sale to confirm the highest bid offered. See NRS 148.220. 

The same will be made on the following terms: 

Purchase Price: $400,000.00 

Deposit: $5,000.00 

Escrow Costs: 50%Seller/50% Buyer 

Transfer Tax: 50%Seller/50% Buyer 

Appraisal Fee: Paid by Buyer 

Balance of Cash Down $72,000.00 

Title Insurance: Owner’s Policy paid by Buyer 

Offer is “court approved sale”, no warranties or guaranties. 

Buyers to pay for all inspections desired. 

Escrow to close within 48 hours of court approval but no Sooner than November 1, 2024, to allow time for loan processing. 

Bids or offers are invited for said property to and include 1:30 p.m. on the 9th day of December, 2024.
