A meeting of the Douglas County Board of Commissioners will be held on November 7, 2024, at 10:00 am, in the Valley Ballroom at the Carson Valley Inn, 1627 US Hwy 395 N, Minden. The Board of County Commissioners reserves the right to: take items in a different order; combine two or more agenda items for consideration; remove items from the agenda; and/or delay discussions relating to an item on the agenda at any time.

For possible action. Discussion to approve a settlement agreement with Ranchos LLC to resolve two lawsuits filed by Ranchos LLC against the County arising out of the County’s decision to deny Ranchos LLC’s applications to develop a 33.20-acre parcel located at the northeast corner of Main River and Dresslerville Roads (APN 1220-15-701-001). Pursuant to the settlement, Ranchos LLC would agree to waive any claims for damages against the County, including attorney’s fees; modify the design of their development to enhance neighborhood compatibility; and pay $60,000 toward safety enhancements along Riverview Drive. Introduction of Ordinance 2024-1633, an ordinance approving a zoning map amendment and planned development overlay district for APN 1220-15-701-001, by: (1) repealing Ordinance No. 2002-1022 (which changed the zoning on the subject parcel from FR-19 (forest and range, 19-acre minimum lot size) to SFR-8,000 (single-family residential, 8,000 square foot minimum lot size)) with a PD (planned development) overlay (PD 02-06) because the associated development was never inaugurated and the tentative map expired; and (2) reclassify the same parcel as SFR 12,000 (single-family residential, 12,000 square foot minimum lot size) with a PD (planned development) overlay. The Board may also discuss the associated application for a Tentative Subdivision Map. The subject property is a 33.20-acre parcel located at the northeast corner of Main River and Dresslerville Roads in the SFR-8,000/ PD zoning district in the Gardnerville Ranchos Community Plan, and it is designated as receiving area. The applicant is Ranchos, LLC (Keith Serpa and Sam Landis) and the applicant’s representative is Manhard Consulting. First Reading.
